Dear Pam, What are the rules for making exterior changes to your home?

Dear Pam,

As I was driving home the other day, I noticed a home with exterior paint trim that was different from the rest of the neighborhood. Now I hate to be a whistle blower, but one of the main reasons I bought into this community was the consistency of the aesthetics. Is this allowed? Signed, ‘Two-Toned Home’

Great question. Typically, any time an owner makes a change to the exterior of their home, they are required to submit an ARC application, which is a written request to the board of directors for approval to perform the work they wish to do. Exterior changes typically include painting, deck replacement, A/C unit installation, etc…, and this is usually addressed in the association CC&R’s. The manager performs frequent inspections, but the board and management company often rely on the eyes and ears of community members for information when things like this come up.  Don’t be afraid to “blow that whistle”, ‘Two-Toned Home’, most people buy into communities for this same reason which is why it is important to understand these rules.
